A clear path from your first conversation to a well-planned proposal.
Building a custom home requires important decisions before construction begins. This process is designed to confirm that your property, plans, expectations and anticipated construction investment are aligned before significant time is invested in design, engineering and detailed pricing.
Every project starts with a complimentary phone or video conversation, generally up to 30 minutes. We discuss the project location, property status, approximate home size and style, foundation and garage needs, desired features and finish level, plans if available, anticipated construction timing, financing or funding status, and the construction investment you are trying to stay within.
When an on-site meeting is appropriate, we meet with you at the property for up to 90 minutes. The consultation may include home placement, site conditions and topography, driveway and construction access, foundation considerations, utilities, well and septic where applicable, grading and drainage, general construction feasibility, design considerations and potential budget impacts.
Before investing in complete construction documents, many clients need to know whether a proposed home is reasonably aligned with their anticipated construction investment. This phase answers that question without requiring the time and expense of full construction pricing.
Firm construction pricing requires a fully completed construction set, including the engineering and project information necessary for accurate supplier and subcontractor pricing. When complete plans are not already available, Tyris Homes coordinates preparation of the construction documents and engineering under a separate preconstruction and design agreement from the home construction contract.
Construction plan and specification development or review; engineering coordination; site and construction requirement review; supplier and subcontractor pricing; development of allowances; construction cost analysis; value-engineering and cost-saving recommendations; identification of missing information; preparation of a detailed Tyris Homes construction proposal; proposal review; and reasonable revisions associated with developing the initial proposal.
Time respected on both sides.
This approach gives prospective clients an affordable way to confirm feasibility, while allowing the team, designers, engineers, suppliers and subcontractors to devote detailed planning and pricing time to projects that are actively moving toward construction.
It also surfaces budget or construction concerns before either party has invested substantial additional time and money.
Tyris Homes requires a realistic anticipated construction investment before beginning detailed project pricing. Broad preliminary guidance is often possible during the complimentary consultation or a paid feasibility estimate, but detailed pricing is reserved for projects where the proposed home and available investment appear reasonably aligned.
