§ Getting Started

A clear path from your first conversation to a well-planned proposal.

Building a custom home requires important decisions before construction begins. This process is designed to confirm that your property, plans, expectations and anticipated construction investment are aligned before significant time is invested in design, engineering and detailed pricing.

Every project starts with a complimentary phone or video conversation, generally up to 30 minutes. We discuss the project location, property status, approximate home size and style, foundation and garage needs, desired features and finish level, plans if available, anticipated construction timing, financing or funding status, and the construction investment you are trying to stay within.

This conversation is intended for general guidance and preliminary feasibility. We can often provide a broad cost range or help determine whether the project and budget appear compatible. This step does not include detailed estimating or a formal construction proposal.

When an on-site meeting is appropriate, we meet with you at the property for up to 90 minutes. The consultation may include home placement, site conditions and topography, driveway and construction access, foundation considerations, utilities, well and septic where applicable, grading and drainage, general construction feasibility, design considerations and potential budget impacts.

The $250 on-site consultation is a professional service fee and is not credited toward later phases.

Before investing in complete construction documents, many clients need to know whether a proposed home is reasonably aligned with their anticipated construction investment. This phase answers that question without requiring the time and expense of full construction pricing.

Existing Tyris Homes plan
For a design we have previously built or priced. Preliminary project pricing and feasibility based on the selected model, site conditions, anticipated selections and current construction costs.
$250
Existing Tyris plan with changes
Minor modifications may require only a small additional fee. More substantial redesign may require additional design, engineering or pricing services.
VariesBy scope
Client-provided or incomplete plans
For conceptual, preliminary or incomplete plans. A rough construction estimate to determine whether the proposed home is reasonably aligned with the client's investment before proceeding with complete construction documents.
$500
Preliminary pricing is intended for feasibility and planning. It is not a firm construction proposal and may change as the plans, specifications, site information, selections and engineering are completed.

Firm construction pricing requires a fully completed construction set, including the engineering and project information necessary for accurate supplier and subcontractor pricing. When complete plans are not already available, Tyris Homes coordinates preparation of the construction documents and engineering under a separate preconstruction and design agreement from the home construction contract.

Previously completed Tyris design
For a home we have completed previously. Final cost depends primarily on the amount of plan changes, design work and engineering required.
$3k – $5kTypical
New or custom design
For a new model or design we have not previously completed. Includes development of the full construction set and required engineering. Final fee depends on the size and complexity of the home.
$7k – $12kTypical
What this phase may include

Construction plan and specification development or review; engineering coordination; site and construction requirement review; supplier and subcontractor pricing; development of allowances; construction cost analysis; value-engineering and cost-saving recommendations; identification of missing information; preparation of a detailed Tyris Homes construction proposal; proposal review; and reasonable revisions associated with developing the initial proposal.

Once the complete construction documents and engineering are in place, the detailed work required to develop firm Tyris Homes construction pricing is incorporated into this phase rather than shown as a separate estimating fee.
§ Why we work this way

Time respected on both sides.

This approach gives prospective clients an affordable way to confirm feasibility, while allowing the team, designers, engineers, suppliers and subcontractors to devote detailed planning and pricing time to projects that are actively moving toward construction.

It also surfaces budget or construction concerns before either party has invested substantial additional time and money.

Tyris Homes requires a realistic anticipated construction investment before beginning detailed project pricing. Broad preliminary guidance is often possible during the complimentary consultation or a paid feasibility estimate, but detailed pricing is reserved for projects where the proposed home and available investment appear reasonably aligned.
