Montgomery County, Virginia includes two incorporated towns (Blacksburg and Christiansburg) plus a large unincorporated area. Zoning, setbacks, and the planning-review process differ meaningfully between them:

  • Town of Blacksburg has its own zoning ordinance and Planning Commission. Height limits, setbacks, and design review are more restrictive than the surrounding county, particularly in older residential zones and near the university.
  • Town of Christiansburg has its own zoning as well, with growing residential subdivisions on the north and west sides that trigger specific site-plan requirements.
  • Unincorporated Montgomery County (Elliston, Shawsville, Riner, Prices Fork, Merrimac, Long Shop) is governed by Montgomery County zoning, which is generally more flexible for larger rural lots. Well and septic siting, driveway permits, and floodplain considerations still apply.
