Custom vs. spec in the New River Valley: which one fits your timeline and your budget
“Custom” and “spec” are usually described as two ends of a spectrum. That is misleading. In this market they are two different products with two different timelines and two different reasons to choose one over the other. Here is how to know which one fits you.
Spec is faster and finished-looking. Custom is yours.
A spec home in the NRV, ready by summer, can be a great fit if you are relocating on a schedule or you already like the plan you would draw. You trade personalization for certainty. A custom build takes longer — nine to fourteen months is the honest window — and the reason is that decisions get made at the pace you can make them, not at the pace the builder needs to keep a crew fed.
Budget: the ranges overlap more than people expect
Custom is often assumed to be significantly more expensive than spec. It can be. It does not have to be. On a fixed-price custom contract with itemized allowances, you know what every finish costs before the framer arrives. A spec home has the same materials priced in already, marked up as one number. The difference is transparency, not always dollars.
Change orders are a spec problem too
The story that custom is “risky” because of change orders — those happen on spec upgrades too. The real risk on both sides is a builder who says yes to everything and prices it later. We write the price and the allowance list into the contract, and we do not change either without a signed change order that you approve first.
Which one fits you
- Choose spec if: you need to move on a specific date, you like the plans that are available, you do not want to make hundreds of small decisions.
- Choose custom if: your lot is unusual, you have a specific way you want to live in the house, or you have a plan you have been carrying around in your head for years.
