Claytor Lake, VA
Claytor Lake is not a county on its own — the shoreline straddles Pulaski and (a small stretch of) Montgomery — but it is its own market. Waterfront customers come with a different set of decisions and a different set of constraints from customers building anywhere else in the New River Valley.
Setback rules from the water are strict and specific to Claytor. Grading on shoreline lots almost always drops toward the water, which changes where the deck can and cannot go. Dock permits are a separate timeline from the house build (four to six months for a new one), and we do not build docks ourselves — we coordinate with a local dock builder who does. That coordination has to be planned in from the start.
The best Claytor houses we have built are the ones where the water-facing elevation was designed first and the street side was allowed to follow. That is backwards from how most house plans are drawn, and it is one of the reasons a Claytor build benefits from someone who has done it before.
