Smyth County is farthest west of any market we cover regularly. Marion is the population center and sits in the valley along Interstate 81. Chilhowie is west of Marion on the same corridor. The southern reach of the county climbs into the Mount Rogers area, which has its own weather and its own building conditions.
The Marion valley is where most of the residential building activity is. Lots are gentler here, the trades network is more established, and the schedule risk is lower. When someone builds in Marion, it looks and feels a lot like a Christiansburg build in terms of pace and process.
South of the valley, into the Mount Rogers area, the build shifts. Elevation matters more, weather windows are shorter, and access is real.
