Montgomery County, VA
Montgomery County covers a lot of ground and none of it looks the same. The Blacksburg end is university town: Toms Creek Basin, Prices Fork ridges, campus infill. Christiansburg is the county seat and the commercial spine, with newer neighborhoods pushing east into Cambria and south along Route 460. Elliston and Shawsville sit in the Roanoke River valley to the east. Riner and the southern county are rolling farmland and small ridge lines. We build in all of it.
The soil and grading story changes with the terrain. West county (Blacksburg, Prices Fork, McCoy) is where most of the sloped-lot conversations happen. Runoff, basement walls in spring, driveway switchbacks. We do not pour foundations on a west-county lot without a real grading discussion. East county (Elliston, Shawsville) drops into the Roanoke River bottoms, and the conversation there shifts to flood elevation, well siting, and septic percolation before anything else.
The middle of the county (Christiansburg, Cambria, Riner) is where we build the widest range of homes. Established neighborhoods, new subdivisions, farmland tracts, and pieces of family land that have never had a house on them. Each one is a different starting point. What stays constant is the process: lot walk, grading plan, budget conversation, structural review, then contract. Nothing gets skipped because Christiansburg is easier than Blacksburg or because Riner is quieter than Cambria.
